The Commercial Associate supports Digital Realty’s APAC retail colocation business in Malaysia within the Portfolio Management Group (PMG). The role works closely with Sales and cross-functional teams on renewal and new leases, customer expansion plans and arrears management. Scope includes preparation of commercial analyses, coordinating of pricing and approval workflows, maintaining accurate records, and supporting customer proposals and portfolio reporting.
 

Job Responsibilities

Commercial Management and Customer Support

• Support contract renewal activities by preparing pricing and account information, coordinating internal inputs, and tracking actions and approvals.

• Support customer renewal discussions and negotiations by preparing commercial information, documenting key points, and coordinating follow-up on pricing and contractual matters.

• Assist with the review of Master Service Agreements (MSAs) and Service Orders (SOs), including the review of commercial terms against FAP approval thresholds, and to coordinate approvals for contractual exceptions, deviations and concessions.

• Support the review of customer enquiries and commercial disputes by checking against the MSAs and Service Order, compiling relevant information, and coordinating with Sales and other internal stakeholders on resolution.

• Maintain accurate records of existing customer information and all customer concessions related to the Colocation business.

• As needed, support the end-to-end pre-sales pricing process by maintaining pricing tools, preparing required inputs, coordinating system support and escalations, and tracking approvals for customer proposals. This may entail working closely with Sales, Product, Sales Engineering and Solution Architects to compile solution inputs, assess deal profitability, model financial metrics (e.g. GAAP, capex, NRC amortization), and document commercial risks and pricing rationale for review by relevant approvers.

Commercial Operation and Portfolio Management

• Maintain rent roll, budget trackers, and inventory reports for assigned market.

• Monitor and report business performance against business case for assigned market.

• Gather and analyse market intelligence, including secret shopper, Sales and customer feedback, and supply-and-demand trends, to support pricing reviews, price-book updates, and promotional planning.

• Partner with collections team to monitor payment status, minimise arrears, and proactively engage Sales or customers regarding overdue accounts, including initiating formal demand actions where required.

• Support improvements to commercial processes and Standard Operating Procedures by documenting workflows, identifying gaps, and assisting with system automation such as UAT, to improve accuracy and turnaround-time initiatives.

Requirements

• Bachelor’s degree in business, finance, economics, engineering, or a related field.

• 1–3 years of relevant experience in data centers, telecommunications, IT, commercial operations, finance, business analysis, real estate or a related field; strong internship experience may also be considered.

• Basic knowledge of data communications, cloud, or Enterprise IT is an advantage.

• Good analytical, written, and verbal communication skills, with the ability to work effectively with stakeholders across functions.

• Comfortable coordinating with cross-functional teams and escalating issues appropriately.

• Experience in an international company or matrixed organisation is an advantage.

• Proficiency in Excel and PowerPoint; experience with Salesforce.com and other analytical tools is an advantage.

• Familiarity with SAP, Oracle CPQ, Salesforce.com, ServiceNow, or similar business systems is an advantage.

• Prior customer-facing work or experience working with Sales team is an advantage.

• Ability to work effectively within virtual teams and across time zones.

• Organised, detail-oriented, and able to manage multiple tasks in a fast-paced environment while maintaining a positive, results-oriented mindset.
